Jbeil sits on the coast roughly 40 kilometres north of Beirut, built around one of the oldest continuously inhabited towns in the country. It functions as a year-round residential town rather than only a destination. The coastal highway makes commuting to Beirut manageable, and the town supports its own schools, medical facilities and retail.
For buyers, this combination is the appeal: coastal living with genuine local infrastructure, at prices well below the Beirut corridor.
Apartments in Jbeil currently ask roughly $950 to $1,000 per square metre, the most affordable of the areas covered here, below Jdeideh and less than a third of what comparable space asks in Achrafieh.
These figures reflect asking prices in current listings rather than recorded sale prices, and the final price is usually negotiated. Based on listings on DoorEast, July 2026.
Stock in Jbeil skews toward two and three-bedroom apartments aimed at families rather than the smaller units common in Beirut. Newer buildings inland tend to include parking and outdoor space as standard. Sea views carry a clear premium, and apartments closest to the old town are the tightest supply in the area.
Building quality varies between the older stock near the centre and the newer developments inland, so viewing both is worth the time before deciding which suits.
Parking is generally straightforward in Jbeil, and newer buildings usually include allocated spaces. This is a meaningful difference from Beirut, where it is often the deciding factor.
The drive to Beirut runs along the coastal highway and takes considerably longer at peak hours than off-peak. If you plan to commute daily, test the journey at the time you would actually travel before committing.
Ask about the building's monthly charges, since maintenance, generator subscription and water are billed separately and carry over to you as owner. Check the building's water arrangement, which varies more outside Beirut. If you are buying in an older building near the centre, budget for renovation, as condition varies considerably.

Considerably. Asking prices per square metre in Jbeil are roughly a third of Achrafieh's, and below every other area covered on DoorEast.
Many residents do. The coastal highway is the main route, and journey times vary substantially between peak and off-peak hours.
