1. Lease Duration
 • Fixed term of 3 years
 • Upon expiry, the contract will automatically renew for successive one-year periods at a monthly rent of $1,400, unless either party provides written notice of non-renewal at least 60 days prior to the end of the current term.
2. Rent Structure
 • First 2 months: Rent-free grace period
 • Next 22 months: Monthly rent of $700
 • Final 12 months: Monthly rent of $1,400
3. Advance Payment
 • Three months’ rent in advance at $700/month = $2,100
4. Rent Insurance
 • Annual rent insurance of $1,400 to be maintained throughout the lease term
5. Fit-Out Specifications
 • All fit-out elements must be agreed upon and approved by the landlord
 • Specifications must comply with Tower regulations and standards
6. Utilities & Service Charges
 • Tenant shall bear all costs related to:
  – Electricity
  – Water
  – Internet
  – Tower Service Charges
– Municipality
7. Ownership of Fit-Out & Furniture
 • All installed fit-out and furniture shall become the property of the landlord upon contract termination or cancellation
8. Insurance Requirements
 • Tenant must provide comprehensive insurance, including third-party liability
 • Insurance policy must be submitted and approved by both the landlord and Tower management
